All you Need to Know About the Construction Process

Now that you have decided to build a home, there isn’t just construction that you should be worried about. Building a house is not about the construction only, it consists of various steps that are involved around the building of something. Right from the site selection to the final inspection including the thousands of interactions with contractors in between. The construction process covers far more than the actual construction phase itself. 

The entire construction process is a long and complicated one. It requires you to organize multiple contractors, expensive as well as dangerous equipment, a building site, and a timetable.

The entire construction process can be broken down into 6 main parts:

  • Conception
  • Design
  • Pre-construction
  • Procurement
  • Construction
  • Post-construction

Let us study each of them in detail:

Conception

Planning and development also known as conception is the very beginning of the construction process. This is basically the step when the client dreams up the home they want. It is a stage where ideas are at their most fluid, it also creates the foundation of the construction process. Everything at this stage must be done with care in order to ensure a successful build in the end. The various parts of this step are finding a place to build the property, initial concept pre-designs and choosing an architect and the contractor.

Design

The design is a process where the impossible dreams of the clients meet reality. It turns to what actually is doable. When there’s a realistic design without shattering the client’s hopes and dreams, it seems like an achievement to the client as well as the designer. For the first time, you will be able to see what your home might look like when it is finished… After you have met one more round of challenges. Once the first draft of the design is drawn up, you might need to overcome additional restrictions and regulations to meet client’s ideas.

Once you complete the task to bring reality to your client’s dreams to life in the final plans, bid materials are put together. Those bid materials are a set of information called contractor documents that offers contractors and the construction companies the necessary information to bid on the project.

Preconstruction

The preconstruction is basically a phase that is called ‘getting ready to build’. You have already accepted a bid from the construction company or a contractor and asked them to begin with the project.

This team includes four team members;

A contract administrator — The one who makes sure that the project manager and superintendent have the right information about the construction contract.

A project manager — The head duck of the construction project management team. Could be called a construction project manager or construction manager.

A superintendent — Coordinates all construction activities on-site as well as the time schedules for work and deliveries of materials/equipment. Generally lives on coffee and cigarettes.

A field engineer — The one who manages and coordinates site inspection, environmental site issues, and historical and archaeological site issues. The field engineer makes sure safety and regulations are followed as the project progresses.

For your construction project to succeed, it is a necessity that the project management team works together. 

Procurement

The next coming step is procurement. It is the most straightforward step in the entire construction process. Procurement is basically buying or renting the stuff that is required for the construction project.

Finding the labor, equipment and building materials required for the construction. 

Construction 

Here comes the most important part. The actual construction. The process that includes dig in the dirt, pour some concrete, bend some rebar, and fire up the welder. Now is the time when the project moves from a CAD drawing to the physical world.

This is the step that has the most working parts and deadlines to coordinate. Each and everyone, contractors or subcontractors involved must be on time and following plans for all the things to work.

Post Construction 

The construction part is done, but you are not done yet. Inspection begins. You would need to inspect everything. The final checklist named project punch list is required to be signed before the client moves in.
